Gallery frames on this website show a finish. They are references for the kind of work the desk does. They are not a statement that every pictured house was a client file, and they are not the file a buyer will receive for a different address.

A virtually staged photograph has furniture or finishes that were not in the room when the picture was taken. That picture must be captioned wherever it is published. It is not a promise that the room will look that way at a showing. The desk will not remove cracks, stains, mold, or other defects to make a property look sound.

Floor plans are drawn from the photographs and measurements supplied with the brief. They are an illustration for a listing. They are not a measured survey, and they are not a document for construction or for a boundary.

Architectural renderings and CGI show an unbuilt or altered design from the materials supplied. They are a picture of that design, not a photograph of a finished building and not an engineering approval.

Prices on this site are card rates. The price that applies to a job is the one confirmed in writing after the files are counted. Turnaround times assume the files and the brief arrive before the cutoff stated on the service, on a business day. Films, tours, and renderings are scheduled.

Sample quotes on a new install are placeholders. Replace them from the desk before you treat them as client reviews.
