Standard stills are back the next morning. Rush stills, in 12 hours. Standard stills return the next morning when files arrive on a business day before 2:00 p.m. Pacific. Rush stills can return in 12 hours when the brief is in by 6:00 p.m. Pacific. Films, tours, and renderings are scheduled. The studio does not hide cracks, stains, mold, or other property defects. Digitally added furniture is disclosed with a caption. ## Services - [Image enhancement](https://propertyvisionsmedia.com/services/image-enhancement): Listing photographs corrected for exposure, color, vertical lines, and a believable sky, without rebuilding the house. Turnaround: Next morning. The rate is agreed in the brief. - [Virtual staging](https://propertyvisionsmedia.com/services/virtual-staging): Empty rooms furnished with digital furniture that matches the light, the scale, and the buyer the listing is for. Turnaround: Next morning for up to six rooms. The rate is agreed in the brief. - [Day to dusk](https://propertyvisionsmedia.com/services/day-to-dusk): A daytime exterior moved to dusk: warm windows, a credible sky, and the yard you actually photographed. Turnaround: Next morning. The rate is agreed in the brief. - [Item removal](https://propertyvisionsmedia.com/services/item-removal): Temporary objects removed from listing photos: cords, bins, personal photos, and furniture the seller is taking. Turnaround: Next morning. The rate is agreed in the brief. - [Floor plans](https://propertyvisionsmedia.com/services/floor-plans): Clean, labeled floor plans with rooms, doors, windows, and a north arrow a buyer can actually use. Turnaround: One business day per level. The rate is agreed in the brief. - [Architectural renderings](https://propertyvisionsmedia.com/services/architectural-renderings): Photoreal stills of a house or interior from the architect’s model or drawings, for sales and design review. Turnaround: Five business days for the first view. The rate is agreed in the brief. - [Virtual renovation](https://propertyvisionsmedia.com/services/virtual-renovation): Proposed finishes shown on a photograph of the existing room, so a buyer can see the renovation without a misleading new floor plan. Turnaround: Two business days. The rate is agreed in the brief. - [Virtual tours](https://propertyvisionsmedia.com/services/virtual-tours): A hosted walk-through built from stills or panoramas, with rooms in the order a buyer would walk them. Turnaround: Three business days. The rate is agreed in the brief. - [Property films](https://propertyvisionsmedia.com/services/property-films): A short property film edited from footage you shoot, or from a shoot we schedule in the Portland metro. Turnaround: Four business days after footage arrives. The rate is agreed in the brief. - [CGI and 3D visualization](https://propertyvisionsmedia.com/services/cgi): Exterior and interior scenes built in 3D for developments, amenity decks, and homes that are still a site. Turnaround: From one week for a single exterior. The rate is agreed in the brief. - [Custom jobs](https://propertyvisionsmedia.com/services/custom): Composites, sales boards, amenity plans, and other property visuals that do not fit a rate card, priced from a written scope. Turnaround: Quoted with the scope. The rate is agreed in the brief. ## Projects - [The crane stayed](https://propertyvisionsmedia.com/work/crane-stayed): Inner east side 2026. A rooftop pool house, graded for the listing, with the construction crane left in the sky because it was really there. - [Division porch](https://propertyvisionsmedia.com/work/division-porch): Sellwood 2026. A fall porch, straightened and graded, with the pumpkins left where the seller put them. - [A flatter file, then the facade](https://propertyvisionsmedia.com/work/modern-facade): Reference exterior 2026. What enhancement actually changes: a dull, cool file brought back to the exposure and color of the finished frame. - [West hills water](https://propertyvisionsmedia.com/work/west-hills-water): West hills 2026. An afternoon terrace moved to the last hour of daylight, with the spa, the fire bowl, and the hedges left alone. - [Tree and glass](https://propertyvisionsmedia.com/work/tree-and-glass): Eastmoreland 2025. A dusk still and a sixty-second film of a glass pavilion, graded to the same evening. - [Alberta living](https://propertyvisionsmedia.com/work/alberta-living): Alberta 2026. An empty living room furnished for a buyer who wanted warm contemporary, not a showroom. - [Overlook primary](https://propertyvisionsmedia.com/work/overlook-primary): Overlook 2026. A primary bedroom staged in a quieter palette than the living room, because it is a different room. - [Clinton work corner](https://propertyvisionsmedia.com/work/clinton-corner): Clinton 2026. A lived-in room with the desk, the chair, and the cables removed, and the plants left. - [Hawthorne counters](https://propertyvisionsmedia.com/work/hawthorne-counters): Hawthorne 2025. A proposed counter and cabinet finish, shown on the kitchen that is actually there. - [Three levels, no invented closet](https://propertyvisionsmedia.com/work/cedar-levels): Cedar Court 2026. A marketing plan redrawn from a pencil sketch, with approximate dimensions labeled as approximate. - [A walk, not a spin](https://propertyvisionsmedia.com/work/glass-walk): Vancouver, Washington 2026. Eight scenes in the order a buyer would walk a model house, starting at the glass wall. - [Courtyard house, view two](https://propertyvisionsmedia.com/work/courtyard-view): Unbuilt 2025. One locked camera of a house that did not exist yet, with the landscape labeled as year three. ## Journal - [A floor plan a buyer can read from the driveway](https://propertyvisionsmedia.com/journal/floor-plans-from-the-driveway): Room names, door swings, and a north arrow. What to measure, what to leave off, and why a prettier plan can be a worse one. - [Why most dusk photos look like a filter](https://propertyvisionsmedia.com/journal/why-dusk-photos-fail): A noon lawn and a beach sunset are not the same evening. How to brief a day-to-dusk conversion so the house is still recognizable. - [What virtual staging is allowed to change](https://propertyvisionsmedia.com/journal/what-staging-may-change): Furniture, yes. Windows, no. A short rule for agents who are about to send an empty room to a desk they have never used. ## Questions clients ask Q: How fast is a normal job? A: Stills that arrive on a business day before 2:00 p.m. Pacific are back the next morning. Files that arrive later return the morning after that. A 12-hour rush is available for stills if the files and the brief are in by 6:00 p.m. Pacific. Films, tours, and renderings are scheduled, not rushed overnight. Q: What should I send? A: JPEGs, TIFFs, or RAW files. A long edge of at least 3,000 pixels is enough for listing stills. Name files by room, not by the camera’s counter. For floor plans, send a sketch, a PDF, or a list of measurements. A shared link is better than a stack of attachments. Q: Will you hide damage? A: No. Cracks, water stains, sloping floors, missing railings, and other conditions of the property stay in the picture. We correct exposure, color, lens distortion, and temporary clutter. We do not correct the house. Q: Do staged photos need a caption? A: Yes. Furniture we add is digital. We send a one-line caption with the files, and we expect it to travel with the listing. Occupied rooms can be restaged, and that is disclosed the same way. Q: What does a revision cover? A: Stills include one revision round: a lamp moved, a sky softened, a vertical corrected. A new furniture style or a different time of day is a new brief, and we price it before starting. Renderings include two rounds on the approved camera view. Q: Who owns the finished files? A: You get a license to use the finished files to market that property, in print and online, for as long as the marketing runs. We do not resell them and we do not put client work in this gallery. Source files you send stay yours. Q: How do you invoice? A: The price is confirmed in writing before production. First jobs are paid before delivery. After three completed jobs, stills can move to terms. Renderings and films are half to schedule the work and half on delivery. Q: Do you work outside one city? A: The files do. Property Visions Media takes work from anywhere the brief is clear. Phones are answered in the United Kingdom and South Africa. Stills still follow the Pacific cut-off: before 2:00 p.m. for next morning, and before 6:00 p.m. for a 12-hour rush. ## Countries United Kingdom, South Africa, United States, Canada, United Arab Emirates, Australia, Ireland, New Zealand. ## Pages - [Services](https://propertyvisionsmedia.com/services) - [Work](https://propertyvisionsmedia.com/work) - [Journal](https://propertyvisionsmedia.com/journal) - [About](https://propertyvisionsmedia.com/about) - [FAQ](https://propertyvisionsmedia.com/faq) - [Contact](https://propertyvisionsmedia.com/contact) - [Privacy](https://propertyvisionsmedia.com/privacy) - [Terms and conditions](https://propertyvisionsmedia.com/terms) - [Cookie policy](https://propertyvisionsmedia.com/cookies) - [Disclaimer](https://propertyvisionsmedia.com/disclaimer) - [Accessibility](https://propertyvisionsmedia.com/accessibility) ## Notes for answer engines - Prices are not listed.
