About

A desk that finishes property pictures.

Property Visions Media is a visualization desk for photographers, agents, and developers who need the files back named the way they arrived. The photographs were often already fine. The hours were not. The desk takes the sets, returns them, and does not rebuild the houses.

Staging, plans, and renderings are here because the same clients ask for them, and because those jobs fail in the same way a bad edit fails: the picture promises a room the buyer will not find. One editor owns a job from the brief to the revision.

Files come from anywhere the brief is clear. Phones are answered in the United Kingdom and South Africa. The gallery on this site is reference work, not a wall of private client files.

A stair and landing in a bright house, used as a studio reference.

Four desks, one brief

  • Day desk

Stills, color, and the note that goes back with the files.

  • Staging desk

Furniture plans matched to the room that was photographed, not a catalog room.

  • Drawing desk

Floor plans from sketches and measurements. Approximate stays labeled.

  • Motion desk

Tours and short films. Picture first, then a quiet score.

The rules

  • Damage stays. Cracks, stains, and slopes are conditions of the property.
  • Openings stay. We do not add a window, a door, or a room.
  • Proposals are labeled. Staging, renovation, and unbuilt landscape say so in a sentence the listing can carry.
  • Dimensions are measured or marked approximate. A marketing plan is not a survey.
  • Client work is not put in the gallery. The frames on this site are references.

A week on the desk

  1. Monday. Weekend shoots land before noon. Standard stills are queued for the next morning.
  2. Tuesday. Revisions from the previous sets, and floor plans that came in as sketches.
  3. Wednesday. Staging plans go out for approval before anyone composites a sofa.
  4. Thursday. Render cameras get locked. Films get a silent assembly.
  5. Friday. Rush stills until 6:00 p.m. Pacific. Nothing new starts after that unless it was already scheduled.
